The hotel is situated in the western part of the Rhodope Mountains, 24 km from Velingrad SPA resort and 8 km from the town of Batak.

The hotel was built in the 1980s as a holiday base of a Soviet Trade Union.
The hotel has been closed since 2010. The hotel complex needs fully renovation and investment in the range of 800,000 - 900,000 Euros (the photos in the gallery to the offer are not up to date).

The building is spread over an area of 9,000 square meters and has a total built-up area of 11,000 square meters (including the area of the separate building where the disco/ cinema hall was located).

The building plot is located 500 meters from the center of Tsigov Chark resort near the lake, and most rooms offer panoramic views of it. The location is best possible in the central part of the leeward slope of the mountain.

The buildings of the complex
The main entrance of the complex is located on the north side. There is a lobby with a reception desk, two interconnected offices, a restaurant and a day bar.
The basement features a bomb shelter, laundry room, staff lounge and boiler room.
A cinema hall/ disco with separate rooms for physiotherapy, a library, etc., is located to the south. The built-up area of this building is 987 sq.m.

The hotel base offers about 150 beds in 63 rooms and 4 suites spread over 5 floors. Each room features a private bathroom, internet access, cable and satellite TV, refrigerator, terrace. A panoramic lake view reveals from the hotel’s rooms. On each floor there is an office and a men's and women's restroom.

Technical specification
High-quality and selected durable materials such as gypsum, marble, ceramics, metal sheets and more were used in the construction of the building. There is thermal and hydro insulation and diesel oil heating. The windows aluminium joinery was changed in 2008.
The complex features a staircase and an elevator.
