Construction
Monolithic frameless beam construction designed to meet the latest earthquake resistance standards and the best practices in the field, packed with uncompromising accuracy using state-of-the-art laser and optical measurement tools and high-tech shuttering systems.

Roof
Flat and sloped roof according to an architectural detail, including vapor insulation, thermal insulation, reinforced waterproof concrete and two-layer German or Italian waterproofing system with a protected mineral coverage on the upper layer.

Facades and thermal insulation
The facades will be done with materials from the world leaders WEBBER or BAUMIT. A complete integrated thermal insulation system consisting of 10 centimeters EPS insulating panels, reinforced glass-textile mesh, mortar, primer and finishing plaster of high class is planned. The zone around the joinery will be done with 3 cm extruded polystyrene XPS.
All corners on the façade will be protected by edge guards, above the waterproofing profile over the window openings and the bay windows will be set a special profile.

Windows and balcony doors
High quality five or six chamber UPVC windows KÖMMERLING or a similar class, with a 24 mm low-gloss glass package and argon-filled glass for better sound- and thermal insulation of the rooms. Walls
The walls are filled with high-quality ceramic red bricks of the Austrian concern WIENBERGER. The inner walls are 12 cm thick and the outer are 25 cm thick.
The ceramic blocks of the company improve the thermal insulation and sound insulation properties and imply reduced heating and cooling costs.
The internal walls and ceilings are finished with machine gypsum or lime plaster.
All outer edges of the wall masonry are protected with built-in strips.

Armored entrance doors
Each door comes with a complete security system, which consists of three main elements: patented construction, high-security lock, and original decorative layout.

Floors
Plastered floors with protective corrugated pipes, weak current cables, and radiator pipes.

Bathrooms and toilets
Walls and ceilings with lime-cement plastering, water supply, and sewerage systems according to the project and concrete slab with a sewer.

Railings
The outer railings are according to the architectural detail, made of metal construction according to the Bulgarian state standards.

Heating and ventilation
Built by independent heating circuits with radiator connections with access to a common collector box in front of the apartments. The heating installation is made of polyethylene pipes with an aluminum coverage, with access to corrugated pipes in the plastering of the floors.
There is a special premise in the underground floor for a station with connection to the heat transmission network of Toplofikacia Sofia. All bathrooms and toilets will come with ventilation with outlets for individual fans. The underground parking is provided for general forced and natural ventilation.
