The plot is regulated and its area is 3,245 sq.m. It is located on a high hill at the end of the beautiful village of Godlevo (near the town of Razlog), only 14 km from the biggest ski resort in Bulgaria – Bansko. There is easy and fast year-round access to the plot along a well maintained asphalt road. It is surrounded by beautiful hills with pine woods and it commands amazing views to the peaks of Pirin and Rila mountains.
There are designs for two types of family villas:
• Chalet with solid construction, on two levels and an area of 117.5 sq.m.
• Finnish-type house, on three levels, with total built-up area of 179.3 sq.m.
They are to be built on separate plots with areas between 326 and 448 sq.m. linked with alleys and with access to the main asphalt road.
The project is ready on a draft level, as it has all the necessary architectural plans. The major work on the project has been done and the building permit can be obtained within a maximum of 3 months with our help should the buyer/investor wish. For an additional fee some other types of chalets can also be designed within a short period, as per the client’s requirements.
The projects were made by a leading architecture firm in Bulgaria with many successful developments. The chalets have a modern design, with Alpine-style elements. The project will be executed with quality materials, mainly produced in Bulgaria, with the aim of providing the most competitive price. The project is suitable both for the construction of holiday homes for sale to end clients and for the construction of a holiday development. The area offers different types of mountain tourism due to the beautiful nature and the numerous ski and golf activities in the area. The easy and fast access to the ski slopes of the best Bulgarian ski resort - Bansko and to one of the best golf courses in Sofia (Pirin Golf & Country Club) guarantee the success of the tourist development.
Business plan for the realization of the project
• Price of the land, all architectural plans and building projects: 75,000 EUR
• Building permit: about 3,000 EUR
• Cost price of the construction and key-ready finishing works of the development, infrastructure, fence: 700,000 EUR (for the overall execution of the holiday development consisting of 8 villas and the infrastructure)
• Other costs for the construction and realization of the project: 20,000 EUR (administrative, fees, etc.)
• Remuneration for the mediator selling the separate villas: about 50,000 EUR
• Taxes: about 20,000 EUR
• Total cost price of the whole development with key-ready finishing works, without furnishing: 868,000 EUR
• Maximum construction period: about 18 months
• Maximum period for realization and sale of the separate properties in the development: about 24 months
• Minimum financing on the part of the investor: about 155,000 EUR (the funds would cover the price of the plot, the projects and the construction of the first house and its infrastructure)
• Total income from the realization of the project: 1,080,000 EUR (at average sale price of the smaller house of 120,000 EUR and of the larger – 150,000 EUR)
For the sake of the calculations we accept that 4 smaller and 4 larger villas will be built and sold. to end clients.
• Net profit for the investor from the realization of the whole project: 212,000 EUR
• Profitability for the investor (%) for the whole period of realization of the project: 137%
• Investor's equity: 100%
Note: The project is suitable for an investor who has a low budget as there is a possibility the construction to be done in parts – 1 or 2 villas at a time. Each villa is put into exploitation individually. After the sale of the finished villa/villas the construction of the other villas continues with the capital from the concluded sale. This way the project can start with a minimal initial investment, as described above.
