Property situated in the village of Dobromirka, Sevlievo Municipality, Gabrovo District. The village is located in North-Central Bulgaria at the foot of the Balkan Mountains, 20 km away from the town of Lovech and 40 km from town of Gabrovo.
The property is located at the outskirts of the village and still on walking distance from the village’s center. The estate comprises of a well kept two-storied house, 1000 sq. m. of land, lots of farm buildings and a drive-way.
The house is on two floors, in good condition. The first floor comprises of a kitchen, a bedroom, and a big cellar. Outer cement stairs are leading to the second floor, which offers another three good-sized bedrooms, and a corridor.
Yet there is an attic with the same size as the other two floors, which could also be used either as a storage, or with some building work could be converted into a third floor.
The house is facing south, which is an advantage especially during the winter days. As it is at the outskirts of the village, the property offers spectacular views towards the surrounding hills.
The property benefits from its farm buildings, which are approx. as big as the house is. The barns are attached one to another, and some of them are as high as a two-storied building. This makes them easy convertible into almost everything - from BBQ area, workshops and playing rooms to a second house or B&B.
Between the outbuildings and the main house is the driveway, which allows parking several cars into the yard. The house is accessible through all seasons via an asphalt paved road in good condition.
Outside the house is the yard, spreading over 1000 sq. m. of regulated plot of land. It is well kept and in rectangular shape, providing many opportunities - a swimming pool for example would add more charm and value to the property. Another option is growing different fruits, vegetables, flowers, trees, etc. Beautifully landscaped garden would bring even more cosiness to the property.
Water and electricity are connected to mains, there are water fountains inside the house and outside in the yard. There is electricity and water in some of the outbuildings. Internet and Cable TV could easily be provided. The house is in very good condition, but for more comfort would need some modernization works.
