Management and maintenance

The investor offers professional property management by a registered management company. All owners must pay an annual fee of 12 Euro / sq.m with VAT per apartment per year for the maintenance of the complex.

The fee includes the following services:
Ongoing development and maintenance of lawns and ornamental plants;
Monitoring and taking emergency measures in case of extreme and force majeure situations against damage;
Ongoing maintenance of sanitary equipment and plumbing system;
Current cleaning, lighting and maintenance of the common areas;
Operation and maintenance of the swimming pools during the summer months and preparing it for the winter;
Ongoing collection and disposal of garbage from the common areas;
General cleaning of common areas prior to the summer season;
Other services and activities that the company finds necessary for the performance of assigned duties.

Furniture

All apartments in Sunny View North complex are offered for sale fully furnished and equipped. The bathrooms are ready for use, the two bedroom apartments feature two bathrooms, where one of them is an en-suite bathroom to the main bedroom.

The kitchens come with fitted cupboards, 2 electric hobs and sink, fridge, toaster and kettle. The apartments further have sofas and beds, dining table and TV set.

Rental services

The apartments can be rented on a hotel basis by the company of the investors. Each owner has the opportunity to receive an income from ones property, which is paid after the season. The owners shall pay an annual fee for that service.

Sunny View North complex has permission for usage (Act 16) since April 2007.

Reservation
Any apartment in complex Sunny View North can be booked as a non-refundable deposit of 1000 Euro, payable by credit card or by bank transfer. Upon paying the deposit the apartment will be reserved for the period up to the signing of the preliminary contract - within 14 days.
No agency commission is charged.

Payment

Standard Plan A
1000 Euro non-refundable deposit when reserving your apartment;
30% upon signing the preliminary contract within 14 days;
12 equal installments every month at no additional cost and notary transfer with the last installment.

Plan B deferred payment
10 year period for deferred payment of the apartment's price.
