Management and maintenance

The investors offer professional property management by a registered management company. All owners must pay a fixed annual fee of EUR 450 per apartment per year for the maintenance of the complex.

The fee includes the following services:
• Security and maintenance of the complex
• Daily cleaning of the common areas in the complex;
• Seasonal planting and landscaping of the common ground;
• Maintenance of the elevator and video surveillance in working order;
• Maintenance of the equipment in good working condition;
• Payment of water and electricity bills for the common areas;
• Other services and activities that the company deems necessary for the performance of assigned duties.

The area provides excellent conditions for mountain sports like skiing and snowboarding and offers 8 tracks with a total length of 25 km. At the same time, the complex is within walking distance to the best shops, restaurants and bars of the resort.

Pamporovo is the largest and sunniest ski resort in Bulgaria. It is situated at 1650 m above sea level, at the foot of Snejanka peak (1926 m). The average annual temperature is 8° C, with more than 150 days a year of snow coverage and 270 sunny days on average. The nearest town is Smolyan, located at 20 km distance. The closest airport is the one near Plovdiv, 80 km from the resort.

Rental services

The apartments can be rented on a hotel basis by a registered management company of the investors. Each owner has the opportunity to receive an income from one’s property. The income from the rental shall be paid to the owners after the end of the tourist season. Owners must pay an annual fee.

Plan of the construction

The construction of the complex Mountain Lodge started in January 2007 and is on schedule. The complex is expected to receive Permission for usage (Act 16) by May 2013.

Payment

Reservation
Any apartment in complex Mountain Lodge can be reserved immediately with a non-refundable deposit of 2000 Euro, payable by credit card or by bank transfer. Upon paying the deposit the apartment will be reserved for the period up to the signing of the preliminary contract - within 28 days.

Upon purchase is paid only the pure residential area without the common parts.
No agency commission is applied.

Payment

Standard Plan A
• 2000 Euro non-refundable deposit when reserving your apartment;
• 90% is paid upon signing the preliminary contract within one month;
• 10% is paid immediately before the notary transfer;

Deferred Plan B
• 2000 Euro non-refundable deposit when reserving your apartment;
• deferred payment for a period of five years after agreement with the developer.
