Management and maintenance

The company investor offers professional property management through a registered management company. All owners must pay a fixed annual fee of 10 Euro / sq.m excluding VAT per apartment per year for the maintenance of the complex.

The fee includes the following services:
• Annual spring and autumn deworming in the complex and ongoing review;
• Ongoing development, maintenance, mowing and watering of lawns and ornamental plants;
• Ongoing maintenance of sanitary equipment and plumbing system;
• Ongoing maintenance of the video surveillance security systems for correct functioning;
• Monitoring and emergency measures in case of extreme and force majeure situations;
• Current cleaning, lighting and maintenance of the common areas;
• Operation and maintenance of the swimming pools during the summer months and their preparation for the winter;
• Ongoing collection and disposal of garbage from the common areas;
• General cleaning of the common areas prior to the summer season;
• Other services and activities that the company finds necessary for the performance of the assigned duties.

The maintenance fee includes free usage of the attractions in the complex, namely:
• Swimming pool for adults and children;
• sunbeds and parasols;
• gazebos canopy beds.

Furniture

All apartments in Artur complex are offered for sale unfurnished, allowing for full furnishing at an additional charge. The bathrooms are fully equipped and ready for usage.

Appropriate options for the furniture are provided by the investor. Together with some of the best architects, the investor has developed several variants of furniture - with accent on platinum, gold and silver.

Artur complex is located in the beautiful resort town of Sveti Vlas, set only 100 m from the beach. Most of the apartments offer a beautiful view towards the sea, the old town of Nessebar and Sunny Beach.

Sveti Vlas is located 10 km from the historic town of Nessebar. It occupies the northern part of the bay, which is located near Sunny Beach and Elenite resorts, while the town of Burgas is set 40 km to the south. The beach of Sveti Vlas is facing south direction. The sand is fine and golden. The area offers unique combination of fresh mountain air, maritime climate and beautiful scenery. The summer days are characterized by a relatively quiet morning and cool afternoon, warm air and seawater. The region enjoys a long, warm and quiet autumn, in recent years there have been temperatures of 15 degrees in mid-December. The winter here lasts no more than a month.

Rental services

The apartments can be rented on a hotel basis by a registered management company of the investors. Each owner has the opportunity to receive an income from one’s property. The company ensures good occupancy during the summer tourist season, as it has long-term partnerships with Bulgarian and foreign tour operators. The income from the rental shall be paid to the owners after the end of the tourist season. Owners must pay an annual fee.

Additional services to be provided to the owners at additional price include:

Plan of the construction

Currently, complex Artur is at the planning stage. The construction of the complex will begin in the month of October 2013. The expected completion and permission for usage (Act 16) are to take place in 2015.

Payment

Reservation
Any apartment and townhouse in complex Artur can be reserved immediately with a non-refundable deposit of 2000 Euro, payable by credit card or by bank transfer. Upon paying the deposit the apartment will be reserved for the period up to the signing of the preliminary contract - within 28 days.
Buying property is no agency commission.

Payment

Standard Plan A
• 2000 Euro - non-refundable deposit when reserving your apartment;
• 35% is paid upon signing the preliminary contract within one month;
• 35% payment when the construction reaches the level of your apartment;
• 20% payment upon receipt of Act 14;
• 10% payment upon notary transfer, immediately before the transaction.
