Bulgarian Real Estate Market Continues to Expand in Q3 2025

In the third quarter of 2025, Bulgaria’s real estate market maintained its growth momentum. Property sales across the country increased by 7.4% year-on-year, reaching 57,596 transactions, while the number of properties sold rose to 73,302 (+7.7%).

Key Trends

• Apartment sales saw the strongest growth — over 10% year-on-year.

• Land transactions also increased by 5.5%.

• Mortgage lending recorded the sharpest rise, up 18.6% annually. Nearly one in three property deals (29.3%) is now financed through a bank loan.

Among residential purchases, 45% were completed with a mortgage — and for apartments, the share reached 52%.

Regional Overview

Sofia remains the undisputed leader with 9,176 transactions (+17.2%), including 7,707 residential sales (+14.5%). The share of mortgage-financed deals in the capital reached 68%.

Other major cities:

• Plovdiv – +8.4%

• Varna – +6.6%

• Nessebar – +7%

• Burgas – +3.5%

• Ruse and Stara Zagora – around +12%

• Pleven – almost unchanged

• Veliko Tarnovo – slight decline (–5.3%)

Together, these nine cities accounted for 46.6% of all real estate transactions in Bulgaria.

Mortgage Activity by City

• Sofia – 6,236 registered mortgages (+19.2%)

• Varna – 1,698 (+21%)

• Plovdiv – 1,596 (+17%)

• Burgas – +25.6%

• Ruse – +30.8%, the fastest growth among all cities

Across the nine major markets, the average share of mortgage-financed transactions reached 45%, up from 41.7% a year earlier.

The Bulgarian property market continues its steady upward trajectory, driven primarily by the residential segment and record-high levels of bank financing. Dependence on mortgage loans is increasing rapidly — if the current trend continues, within the next five years, every second property deal could be financed through a mortgage.
