Sofia Is Among the European Capitals with the Most Affordable Housing
Sofia ranks sixth among European capitals with the lowest average housing price per square meter, at EUR 2,310, according to RationalFX, based on data from Eurostat, Global Property Guide and Numbeo. Only Pristina, Ankara, Bucharest, Skopje and Podgorica report lower average prices.
The average purchase price of a home in Sofia stands at EUR 308,000, placing the Bulgarian capital ahead of most cities in Central and Eastern Europe.
Luxembourg, Copenhagen and Bern are the most expensive capitals for home purchases, while Paris and London are also among the leaders in terms of price per square meter. Between the third quarter of 2024 and the third quarter of 2025, Bulgaria recorded one of the strongest housing price increases in Europe, at 15.4%, well above the EU average.
At the same time, Bulgaria ranks fifth in Europe in terms of the most active residential construction, measured by the number of permitted homes per 10,000 people during the first nine months of 2025. In absolute terms, Turkey leads by the number of building permits issued, driven by post-earthquake reconstruction, urban expansion and government-backed housing programs.
